Donovan Law Office is a licensed title agent for four of the largest title companies in the nation: First American Title Insurance Company, Lawyer's Title Insurance Corporation, Old Republic National Title Insurance Company, and Fidelity National Title of New York.
Lenders require that owners have lenders title insurance on all properties that they mortgage. This fee will be collected from borrowers at closing. However, the lenders policy only protects the lender against any defects in the title, not the owner.
Title insurance protects owners against defects in the title that might result in a title dispute and possibly loss of the property. Defects include:

- Fraud & forgery
- Expired Powers of Attorney
- False Personations
- Filing Errors
- Oversights Outlawed By Statute
- Missing Heirs
- Unprobated Wills
- Deeds by Minors
- Deeds by Person of Unsound Mind

- Undisclosed Divorces
- Falsification of Records
- Birth or Adoption after Date of Will
| It is strongly recommended that borrowers obtain an owners title insurance policy. It is a one-time charge at the time of closing that protects a borrower against any defects in the title throughout the time of home ownership. Donovan Law does its best to find and correct any defects in the title prior to closing, but we can only examine and analyze what is on record. Most of the defects in a title are NOT found by an examination of the Registry of Deeds records. Without title insurance you could be involved in a title dispute and possibly even lose your property; even though you may have been paying your mortgage and have a deed to the property. It simply is a small price to pay for protecting one of the largest investments in your life.
